Choosing a Building Site

There are for S’s of a good building site: slope, sun, soil, and sewer. All of these need to be investigated to ensure a proper location.

Slope

Building on a slope will be much costlier than on flat land. Consider if it is possible to build on the top of the “hill”, as opposed to the side from which the house would still have a nice view. Houses on slopes often require more gravel backfill material at the foundation and retaining walls, which are quite expensive. Houses on sloped lots will include a basement whether preferred or not. Look for sloped lot building plans. They typically will include several levels. Seek professional advice and consultation in choosing a plan which will be suitable for the lot without costly alterations.

Sun

Lots which face the South are ideal. The common living areas with large windows such as the breakfast and living rooms are generally in the back of the house. Many plans are able to be “flipped” to accommodate for the sun’s direction. Proper location of doors and windows will help either keep the heat in or out. Be aware of these features as they could considerably affect utility bills.

Soil

Save extra money to deal with unexpected soil conditions. Since every region is different, techniques vary. Research must be done to make sure the lot has adequate soil for the building standards in the region.

Sewer

On a developed lot, the municipal sanitary sewer line will be located in front of the property. As things flow down, it is important the elevation of the house is above that point. Whether or not the lots connects to a public system, must also be taken into consideration. Private systems are available, but are more costly and are not considered in the base price of the house.
