Things to Consider when Choosing a Lot
When a person opts for a custom home, that person is given the freedom of choosing their lot and making sure it has as many amenities as possible. Lots are very important to homes. They can affect all aspects, from the energy bills to how quickly the property appreciates.
The first thing to consider when choosing a lot is the size. If you have a medium sized home planned out, but want a pool and large patio complete with an outdoor kitchen, it is a good idea to choose a larger lot. If you are not keen on the idea of a lot of lawn maintenance, a smaller lot may be ideal. The larger a lot is, the more expensive it will be. This includes the initial cost, taxes, and future lawn care.
Some architects suggest choosing a smaller lot in a neighborhood of larger ones. When everything is equal, a house on a small lot will appreciate more quickly than a small house on a large lot in the same subdivision.
The orientation of the lot is almost as crucial as the size of the lot. Being able to face the house in a good direction will lower both the heating and cooling costs of the house. Also, pay attention to the location of any water treatment facilities and from which direction the wind blows. Typically, you don’t want to put your garage right in the wind because it will reduce the amount of cross flow ventilation the house will get overall.
